Development leaders reviewing plans during an active construction site walk

Leadership

Two generations. One shared standard.

Josh Attree, Principal at Midnight Land

Josh Attree

Co-Founder & President · Acquisitions & Development

Josh grew up on job sites, learning early how land, planning, and construction come together to create something useful. A First Team All-State baseball player in Florida, he carried the discipline and competitive drive of the game into business after an injury ended his playing career.
‍

He began working on industrial parks and commercial properties in his twenties. His entrepreneurial path later led him to found and sell Hydrate, a mobile IV hydration company, before returning to real estate. He founded Gold Tree Homes, developing single-family and multifamily communities in Austin, and later launched Midnight Land Corp. The company acquired more than 1,000 properties around Lake Travis before relocating to Dallas.
‍

Today, Josh leads acquisitions and development at Midnight Land. He identifies well-positioned land in supply-constrained markets and guides projects through entitlement, construction, and delivery. Working alongside his father, Russ, he brings an owner’s perspective, disciplined execution, and personal accountability to every project.

Russ Attree, Principal at Midnight Land

Russ Attree

Co-Founder & Head of Strategy · Strategy & Development

Russ began his career in construction at 19, founding a residential company that built custom homes. At 24, he joined NuWest Development Corporation as a construction manager in its multifamily division. Over the next three years, he oversaw the construction of more than 1,000 units, completing projects ahead of schedule and under budget.
‍

His career has since spanned entrepreneurship, manufacturing, and real estate development. As a founding partner of Lifestyle Spas, Russ helped grow the company into a coast-to-coast operation before its sale to Jacuzzi in 1987. He later founded and sold several other companies, including Minus Forty, a commercial refrigeration manufacturer whose low-temperature display equipment was used by brands including Häagen-Dazs and Ben & Jerry’s.
‍

Russ eventually shifted his primary focus to real estate development in Florida. His work included industrial land, mixed-use projects, hotels developed under the Ramada flag, and a warehouse portfolio that grew to more than one million square feet under lease. After moving to Texas in 2019, his real estate activity included the purchase and sale of more than 1,000 residential lots and 150 acres of mixed-use land. Today, he works alongside Josh on light-industrial flex space, outdoor storage, and purpose-built residential communities throughout the Dallas area.

Let’s build something with purpose.
